Although numerous studies have examined the association between quality schools and the housing market, there remains a dearth of research aimed at addressing the capitalization effects of double-attendance zones and school rankings. Based on the case of Nanjing, China, this research finds that parents are willing to pay much more to own housing in the double-attendance zones, where a housing unit is positioned in both quality elementary and junior high school zones. This research also finds that the capitalization magnitudes of housing prices effectively correspond to school rankings. This research promotes a better understanding of how public education resources are allocated and how parents’ economic abilities to purchase housing can be exchanged for their children’s access to quality schools in Chinese cities.
